Add the butter and eggs until combined. Pour the batter into prepared pan. Spread in an even layer. Bake until it just begins to set, about 8 minutes.
Remove from the oven. Sprinkle the chocolate chips and coconut over the top. Drizzle the condensed milk in lines across the coconut. Return to the oven. Bake just until the coconut is golden-brown, about 20 minutes. Remove from oven, and let cool completely before slicing.
